Services provided to the owner, prior to completion of design documents, where the contractor provides critical input relating to budget, materials, specifications, constructability, sequencing, staging, and value engineering. This data is presented, discussed, considered, evaluated, and then integrated into the project design documents.
Construction Management at Risk (CMR)
A project delivery method in which the Construction Manager acts as a consultant to the owner in the development and design phases, but assumes the risk for construction performance as the equivalent of a general contractor holding all trade subcontracts during the construction phase. This delivery method is also known as CM/GC.
The general contractor is the manager, employed by the client, responsible for the overall coordination of a construction project. The general contractor is responsible for the day-to-day oversight of the construction site, management of vendors and tradesmen, and the communication of information to all parties involved throughout the course of the project.
